While building plots in metropolitan areas such as Rhein-Main and Rhein-Neckar are already being sold for way over 1.000 Euros per m², in the West Palatinate you won’t pay more than 300 Euros per m² in the best locations (core city of Kaiserslautern). In the more rural parts of the region you will also find something in central locations for prices between 150 and 50 Euros.

The differences in purchase prices for single-family homes are also enormous. For example, while in Mainz you pay an average of around 4.500 Euros per m² of living space, in the city of Kaiserslautern it is half of that; with an average of around 2.200 Euros per m².

In the more rural parts of the region, the prices average between around 1.700 Euros per m² in the district of Kaiserslautern and only slightly above 1.000 Euros per m² in the district of Kusel.

Living in the West Palatinate is also very relaxed from a tenant’s point of view. While the new contract rents per m² in Mainz were around 12 Euros at the beginning of 2021, the city of Kaiserslautern is at a much more affordable level with around 8 Euros. In Pirmasens the average price is less than 5 Euros, in the other parts of the region between 5 and 7 Euros.
